What booking does

From the Calendar to the MLS

Booking holds the slot and starts the paperwork. Here is what happens after that, in order.

    Pick your date and time

    The calendar below shows real availability. Choose the slot that lines up with when the property will be clean and ready.

    Send the property details

    Address, approximate square footage, whether the home is occupied or vacant, and your target MLS date. Tell us about pets, access limits, or rooms that should not be photographed.

  3. 3

    We send the prep checklist

    A room-by-room list you can forward straight to the seller. A prepared house is the single biggest difference between an average listing gallery and a good one.

  4. 4

    We photograph the property

    Interior and exterior coverage, plus any add-ons you booked. We can shoot without the agent on-site if you would rather not make the trip.

  5. 5

    Edited gallery in 24-48 hours

    Color, exposure, and perspective corrected and matched across every image, delivered in sizes for MLS, web, and social.

Shot shortly after sunset, when the sky goes deep blue and the interior lights glow. Often becomes the hero image for a listing. Scheduled separately and priced accordingly.

Aerial exterior and lot context for acreage, waterfront, commercial, and properties where the surroundings are part of the sell.

Floor Plans

Measured layouts to pair with the stills so buyers can understand the flow before they walk it.

Video Walkthrough

For listings that benefit from the extra exposure. Tell us what you need and we will put together stills, video, or both.

Before We Arrive

You get the full checklist when you book. This is the short version, and it is the part that decides how the gallery turns out. We photograph occupied homes all the time; they just need to be ready before we walk in.

  • Decluttered and clean throughout, with personal photos put away
  • Countertops and tables cleared
  • All interior lights on, burnt-out bulbs replaced
  • Lawn tidy, driveway clear, trash bins out of sight
  • Pets crated or off-site if possible
